Walk-In Not Maintaining Temperature
The most urgent call we receive. Caused by a dirty condenser coil, a failed evaporator fan motor, a refrigerant leak, a failing thermostat, or a compressor that is beginning to fail. We diagnose the root cause on the first visit and give you a firm price before any work begins.
Evaporator Coils Iced Over
Ice accumulation on the evaporator coils means the defrost system has failed. The ice acts as insulation and causes the box to gradually warm up even while the compressor runs continuously. We defrost the coils and replace the failed defrost heater, thermostat, or timer on the first visit.
Walk-In Running Constantly
A walk-in that never cycles off is working harder than it should and will fail prematurely. Most commonly caused by a dirty condenser coil, a door gasket that isn't sealing properly, or a thermostat that isn't reading temperature accurately.
Condensing Unit Not Starting
When the condensing unit outside the box doesn't start, the cause is typically a failed contactor, a blown capacitor, a tripped overload protector, or a compressor that has seized. We carry contactors, capacitors, and run capacitors for all major commercial condensing unit brands.
Evaporator Fan Motor Failure
The evaporator fan circulates cold air throughout the walk-in box. When it fails, the box temperature rises even if the condensing unit is operating normally. Fan motor replacement is one of the most common walk-in repairs we perform and is completed on the first visit in every case.
Door Gasket and Door Hardware Failures
A worn or damaged door gasket allows warm, humid air into the walk-in continuously, which raises the box temperature, forces the compressor to run constantly, and causes heavy ice accumulation on the evaporator. We replace gaskets and adjust door hinges and cam lifts across all major walk-in configurations.
Refrigerant Leak
A refrigerant leak causes the system to gradually lose cooling capacity. Symptoms include the box taking longer than normal to recover temperature after the door is opened, frost patterns on the evaporator that are uneven or sparse, and the condensing unit running longer than normal. We locate the leak, repair it, and recharge the system to manufacturer specifications.
Defrost System Failure
Commercial walk-in refrigerators run timed defrost cycles to prevent ice accumulation on the evaporator coils. When the defrost heater, defrost thermostat, or defrost timer fails, ice builds up and gradually blocks airflow through the coils until the box can no longer hold temperature.
